Terms of Service

These Terms of Service (“Terms”) govern your use of Property Scanner (the “Service”), operated by 711webservices LLC, a United States company (“we”, “us”, “our”). By accessing or using the Service, you agree to these Terms. If you do not agree, please do not use the Service.

1. What Property Scanner is

Property Scanner is an independent guidance tool. It estimates whether a Dubai property listing looks good, fair or overpriced by benchmarking it against registered DLD sales and Ejari rental data, and provides related estimates such as net yield and all-in costs. Our outputs are informational estimates only — they are not a certified or RICS valuation, not financial, investment, legal or tax advice, and not an offer to buy, sell or lease any property. We are not affiliated with, authorised by, or endorsed by the Dubai Land Department (DLD), RERA, or any property portal.

2. Eligibility

You must be at least 18 years old and able to form a binding contract to use the Service.

Some features require an account. You are responsible for the activity under your account and for keeping your sign-in secure. Provide accurate information and keep it current. Notify us promptly of any unauthorised use.

Checking a listing and viewing your verdict are free, subject to fair-use limits. Pro is a paid subscription that unlocks deeper reports, instant alerts and higher limits. Prices are shown in the app before you pay.

6. Intellectual property

The Service, including its software, design, text and verdict logic, is owned by us and protected by law. We grant you a limited, non-exclusive, non-transferable licence to use the Service for your own, non-commercial property research. You retain rights to content you upload, and grant us the licence needed to process it and provide the Service to you.

7. Disclaimers

The Service is provided “as is” and “as available”, without warranties of any kind, whether express or implied. We do not warrant that verdicts, prices, yields or any data are accurate, complete, current or fit for a particular purpose. Property markets move, records can be incomplete or delayed, and automated reading of a listing can be wrong. Always do your own due diligence and verify the Trakheesi permit, the broker’s RERA BRN, the title and the unit itself before making any decision or payment. See our Disclaimer for more.

8. Limitation of liability

To the maximum extent permitted by law, we are not liable for any indirect, incidental, special or consequential loss, or for any loss of profits, savings, data or opportunity, arising from your use of (or inability to use) the Service or any reliance on its outputs. Our total aggregate liability for any claim is limited to the greater of (a) the amount you paid us for the Service in the 12 months before the claim, or (b) AED 100.

You agree to indemnify and hold us harmless from claims, losses and expenses arising out of your misuse of the Service or breach of these Terms.

10. Third-party data and links

The Service relies on third-party data sources and may link to third-party sites. We are not responsible for third-party content, accuracy or practices.

11. Termination

You may stop using the Service at any time and delete your account. We may suspend or terminate access if you breach these Terms or misuse the Service.

12. Governing law

These Terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and you submit to the exclusive jurisdiction of the Dubai courts.

13. Changes

We may update these Terms from time to time. Continued use after changes take effect means you accept the updated Terms.

15. Who we are, our data, and your privacy

Property Scanner is operated by 711webservices LLC, a United States company. It is an independent data-analytics and research tool — not a real-estate broker, agent, advertiser, mortgage or financial adviser, or certified valuer, and it does not list, market, mediate or transact in property. We are not affiliated with, endorsed by, or acting on behalf of the Dubai Land Department (DLD), RERA, the Government of Dubai, or any property portal, brokerage or developer.

Property Scanner analyses a screenshot you provide and benchmarks the listing details in it against publicly available Government of Dubai open data (DLD registered sales and Ejari rental medians). We do not scrape, log into, read the page code of, or call the systems of any property portal or website. We read your screenshot to extract the listing details and do not store the image. We publish only our own derived figures — medians, bands and a verdict — and never a government record, any third party’s personal data, or any private data. All verdicts are indicative guidance, not a certified valuation.
