Nobody can predict a crash with certainty, and anyone who says they can is selling something. What you can do is reduce your exposure to one. Historically Dubai has had cycles — strong runs followed by corrections — often linked to oversupply and global conditions. To protect yourself: don't overpay (benchmark against real transactions), favour areas with genuine end-user demand rather than pure speculation, be cautious with off-plan in areas with heavy supply pipelines, and make sure the rental income works even if prices stay flat. If your purchase only makes sense assuming prices keep rising, that's the risky kind of buy. If it works on yield and you bought at a fair price, a market wobble matters far less.
